{"id":11460,"date":"2017-11-28T08:54:13","date_gmt":"2017-11-28T08:54:13","guid":{"rendered":"http:\/\/www.alessandropasqual.it\/collab-ora-r-e\/"},"modified":"2025-08-27T14:23:12","modified_gmt":"2025-08-27T14:23:12","slug":"collab-ora-r-e","status":"publish","type":"post","link":"https:\/\/www.alessandropasqual.it\/en\/collab-ora-r-e\/","title":{"rendered":"Collab-ORA- R.e !"},"content":{"rendered":"\n<p>Let's face it:<\/p>\n\n<p>we have been filling our mouths for the past 5 years about MLS collaboration, network among real estate agencies, microgrids etc etc<\/p>\n\n<p>But had it not been for the transaction collapse that occurred at the turn of 2009\/2013, we real estate agents would probably have stayed nice and pretty tending our own little garden.<\/p>\n\n<p>So what does it mean to network?<\/p>\n\n<h2 class=\"wp-block-heading\">What does collaboration between real estate agencies mean?<\/h2>\n\n<p>In my opinion it means <strong>sacrifice<\/strong>:<\/p>\n\n<ul class=\"wp-block-list\"><li>Sacrifice, because 50% of the potential revenue from a sale is given up.<\/li><li>Sacrifice, because you have to accept rules that involve extra work that maybe you would gladly do without.<\/li><li>Sacrifice, because you have to accept and endure the ways of other colleagues, who you don't always like.<\/li><li>Sacrifice, because what you would do in a given amount of time by directly managing the 2 parts, takes up twice if not three times what you would normally take<\/li><\/ul>\n\n<p>then what is the reason for some real estate agents to cooperate with each other?<\/p>\n\n<h2 class=\"wp-block-heading\"><em><strong>It is the willingness to sacrifice oneself for the greater good.<\/strong><\/em><\/h2>\n\n<h2 class=\"wp-block-heading\"><em><strong>The customer's<\/strong><\/em><\/h2>\n\n<p>Who, if not the customer ( seller or buyer ) would benefit from this practice?<\/p>\n\n<p>It is when a real estate consultant puts his or her client's interests before his or her own that he or she becomes an excellent practitioner in the industry.<\/p>\n\n<p>And we are talking about excellence in this article, because I am telling you about a \"special\" network of real estate agencies, in the distant and reserved Trieste. It has always been a contested, border city and precisely for this reason little in the spotlight. <\/p>\n\n<p>Yet it is precisely in this provincial capital that the first \"<a href=\"https:\/\/www.immobilitrieste.it\/\">real estate business network<\/a>\" has developed, a recent legal form established by public deed from the notary, in which 60 of the approximately 85 real estate agencies in the Trieste area have signed a cooperation agreement <strong>at a notary<\/strong> 's office that includes regulations with precise conditions for working in the group (documentation to be shown, exclusive assignment, mandatory commissions...).<\/p>\n\n<p>a common<strong> MLS network<\/strong> like in so many other cities in Italy, you might say, there's actually more...<\/p>\n\n<p>this particular legal form of aggregation, is a real company formed by companies, where each individual real estate agency is a partner and works to bring its contribution.<\/p>\n\n<p>Just imagine the power of 60 agencies holding almost all of the real estate market in a city with a population of about 200,000.<\/p>\n\n<p>Shared advertising initiatives, awareness campaigns toward brokerage, management of major real estate developments, and so on...<\/p>\n\n<p>what for many is a utopia, for the immobilitrieste.it group is already a reality.<\/p>\n\n<p>Like any self-respecting sharing network there is an internal \"jurisdiction\" body and since there is internal accounting, there is an auditor who oversees the flow of money circulating.<\/p>\n\n<p>Here, cooperation is not only a \"moral\" commitment but a commitment signed before a public official, which also has legal value.
