I am the co-founder of \u201c<a href=\"https:\/\/www.grandiagenti.it\" type=\"link\" id=\"https:\/\/www.grandiagenti.it\">Grandi Agenti Immobiliari<\/a>\u201d Brokerage and <strong>president of OID<\/strong> \u2013 <a href=\"https:\/\/www.osservatorioimmobiliaredigitale.it\">Osservatorio Immobiliare Digitale<\/a>, an Italian organisation, NAR\u2019s bilateral partner, focused on international real estate certification and professional standards.<\/p>\n\n\n\n<p>I also hold the CIPS designation \u2013 <a href=\"https:\/\/www.nar.realtor\/designations-and-certifications\/cips-designation\/benefits-of-becoming-a-cips-designee\">Certified International Property Specialist<\/a> \u2013 awarded by the National Association of Realtors, the world\u2019s largest real estate network, active in 85 countries.<\/p>\n\n\n\n<p><strong>CIPS <\/strong>gives agents access to a global network, mentoring programmes and marketing tools specifically designed for cross-border transactions. More importantly, <strong>it creates opportunities<\/strong> for professional exchange and helps agents operate within internationally recognised standards.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Trust is the real currency in Italy\u2019s property market<\/h2>\n\n\n\n<p>In my experience, every international transaction begins with one essential factor: trust.<\/p>\n\n\n\n<p>Foreign buyers are often dealing with a legal and administrative system that feels unfamiliar and, at times, overwhelming. <strong>Credibility comes from preparation<\/strong> and from never assuming that a client automatically understands how the Italian <strong>bureaucracy<\/strong> works.<\/p>\n\n\n\n<p>That means explaining every stage clearly: obtaining an Italian tax code (codice fiscal), understanding the role of the <strong>notary<\/strong>, and navigating the technical and <strong>legal due diligence<\/strong> required before completion.<\/p>\n\n\n\n<p>My role extends<strong> beyond the transaction<\/strong> itself. A large part of the <strong>work<\/strong> involves building a reliable network of professionals, lawyers, surveyors and translators, who can support clients with the same level of <strong>transparency<\/strong> and <strong>attention to detail<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Becoming ambassadors for place<\/h2>\n\n\n\n<p>One of the most common <strong>mistakes<\/strong> I see among Italian agents is waiting for international buyers to discover the market on their own.<\/p>\n\n\n\n<p>I believe agents must become <strong>ambassadors for their territory<\/strong>.<\/p>\n\n\n\n<p>While destinations such as Rome, Florence and the Amalfi Coast remain internationally recognised, many overseas buyers are still unfamiliar with areas such as <strong>Verona and Lake Garda<\/strong>. In fact, part of my role is helping clients understand these places <strong>not simply as property markets<\/strong>, but as<strong> locations where they can genuinely build a lifestyle<\/strong>. Therefore, you cannot approach every client in the same way: understanding someone\u2019s <strong>cultural background<\/strong> fundamentally changes both the negotiation process and the outcome of the <strong>deal<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Communicating better means filtering better<\/h2>\n\n\n\n<p>Online communication is another area where international expectations often differ from local practice. One of the most common <strong>mistakes<\/strong> is simply translating property listings originally written for the Italian market. <strong>International buyers<\/strong> look for different information, interpret details differently and often expect a completely <strong>different level of transparency<\/strong>.<\/p>\n\n\n\n<p>Consistency between presentation and reality is also crucial. When a client travels internationally to view a property, any mismatch between the listing and the actual experience can <strong>damage trust<\/strong> immediately.<br>For that reason, I believe one of the most important <strong>professional decisions<\/strong> is knowing when not to propose a property. <strong>Presenting homes that do not genuinely match the client\u2019s brief rarely leads to a successful transaction<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The agent as cultural intermediary<\/h2>\n\n\n\n<p>The most important lesson I have learned is simple: <strong>never assume anything<\/strong>. What may seem obvious within the Italian system can easily appear confusing, or even concerning, to someone coming from a different legal or cultural background.<\/p>\n\n\n\n<p>As Italy continues to attract international buyers, <strong>I believe the role of the real estate agent is evolving<\/strong>. It is no longer purely transactional.
